Project Overview
This South Tottenham refurbishment included the removal of four internal chimney breasts and the shared chimney stack above. Clearing the complete redundant chimney line released space in several rooms and allowed the new layouts to be planned without working around the old masonry.
The Brief
We were appointed to manage the structural chimney removal from top to bottom, including the engineer’s requirements, coordination around the shared stack, Building Control, weatherproofing, removal of waste and internal making good.
The Challenge
A shared stack needs more care than a stack serving one property alone. The boundary condition, weather protection and remaining adjoining structure all had to be respected. Internally, the four chimney breasts also had to be removed in a safe sequence across the floors.
Our Solution
We agreed the working sequence before opening up, protected the property and dismantled the stack in controlled sections. The roof area and party-side details were made secure in accordance with the approved design. We then removed the four internal chimney breasts, closed the resulting voids and completed the plastering and making good.
The Outcome
The full redundant chimney line was removed and the affected rooms gained more practical space. The external area was left weather-tight, the internal surfaces were ready for decoration, and Building Control issued the completion certificate after the final inspection.
