A redundant chimney breast was taking up useful space in a first-floor room at this Wandsworth property. The ceiling around the working area also needed replacement, so the owners chose to complete both elements together before redecorating.

The client wanted the chimney breast removed under Building Control and a complete new ceiling installed, boarded and skimmed. The finished room needed to look consistent rather than showing a patchwork of old and new surfaces.

Removing the chimney breast disturbed the ceiling junction and exposed areas that could not simply be patched neatly. The new ceiling therefore had to be set out properly across the room and tied into the surrounding walls after the structural work was signed off.

Our Solution

We protected the route and room, removed the first-floor chimney breast in line with the structural details and completed the required inspection. We then closed the chimney void, installed the new ceiling framework and boards, repaired the wall areas and skimmed the ceiling and affected surfaces.

The Outcome

The Outcome

The room gained useful floor space and now has a clean, even ceiling ready for painting. Building Control issued the completion certificate, and the client did not need to bring in a separate ceiling or plastering contractor after the structural work.
